What Is an Air Handler — and What Is an FAU?
An air handler (AHU) is the indoor component of a split HVAC system. It circulates conditioned air through your home's ductwork, housing the blower motor, evaporator coil, and air filter. In a typical Southern Utah home, the air handler works with your outdoor AC unit in summer and your furnace or heat pump in winter to deliver consistent comfort throughout the house.
A Fresh Air Unit (FAU) — also called a Forced Air Unit — is a specialized component designed to draw in 100% outdoor air, filter and condition it, and deliver it to your living spaces. FAUs are essential for homes focused on indoor air quality (IAQ), ensuring a constant supply of fresh, treated air rather than recirculating the same indoor air. In Southern Utah's desert environment, where homes are tightly sealed against heat, proper fresh air ventilation is increasingly important for health and comfort.

Know the Warning Signs
Signs You Need Air Handlers & Fresh Air Units
Catching these early prevents a small issue from becoming a costly emergency.
If some rooms are consistently hotter or cooler than others, the air handler may not be distributing airflow evenly — a sign of blower issues, coil problems, or an undersized unit.
Significantly reduced airflow often points to a failing blower motor, clogged evaporator coil, or collapsed ductwork connecting to the air handler.
Musty odors from vents are a common sign of mold or mildew on the evaporator coil or in the air handler cabinet — especially in Southern Utah homes where monsoon humidity spikes can catch homeowners off guard.
If dust accumulates quickly on surfaces even with new filters, the air handler may be pulling air through gaps rather than through the filter — a sealing issue that reduces efficiency and air quality.
Local Expertise
Air Quality Considerations for Southern Utah Homes
Southern Utah's desert climate creates specific indoor air quality challenges that affect how air handlers and fresh air systems perform. The region's red rock dust is a fine particulate that penetrates homes and accumulates in ductwork faster than in most U.S. markets — making regular filter changes and periodic duct cleaning more important here than elsewhere.
Washington County's monsoon season (July–September) introduces rapid humidity swings. Homes that run air conditioning continuously during this period can experience condensation on evaporator coils and in air handler cabinets if the system is undersized or the coil is dirty. This is a primary source of mold and musty odors in local HVAC systems — issues our technicians see regularly and are equipped to address.
For homes focused on indoor air quality, St. George's combination of desert dust, tight modern construction, and extreme temperature differentials (which incentivize keeping windows closed year-round) makes fresh air ventilation worth serious consideration. We help homeowners understand when a Fresh Air Unit makes practical sense versus when improved filtration and regular maintenance achieves the same goal at lower cost.

How Our Service Works
System Assessment
We evaluate your existing air handler or FAU — checking airflow, blower performance, coil condition, filter housing, and ductwork connections — and document any issues.
Recommendation & Options
We walk you through repair vs. replacement options with upfront pricing. For FAU installations, we assess your home's ventilation needs and recommend the right unit size and configuration.
Installation or Repair
Our certified technicians complete the work to manufacturer specifications, ensuring proper airflow, refrigerant charge, and ductwork integration.
Airflow Verification
We test airflow at every register, verify temperature differentials, and confirm the system is balanced before we leave — so your home is comfortable from the first run.
Compare Your Options
Standard HVAC System vs. System with Dedicated Fresh Air Unit
Understanding whether your home needs a dedicated Fresh Air Unit depends on your home's construction, occupancy, and indoor air quality goals.
Our recommendation: For most standard Southern Utah homes, a well-maintained HVAC system with quality filtration is sufficient. Homes with tight construction, allergy or respiratory concerns, or occupants who work from home benefit most from a dedicated Fresh Air Unit. We assess your specific situation and make a recommendation based on your home — not a one-size-fits-all answer.

Real Work, Real Results
Air Handler Coil Replacement Restores Cooling in Washington, UT Home
The Problem
A homeowner reported that their system was running continuously but couldn't cool the home below 82°F even at night. The outdoor unit appeared to be operating normally. They had replaced the filter two months prior.
Our Solution
Marlin technicians found the evaporator coil heavily fouled with a combination of desert dust and mineral deposits from the condensate. The coil was at roughly 40% of rated capacity. After cleaning failed to restore adequate performance (the coil fins were damaged from years of debris accumulation), we replaced the evaporator coil and verified refrigerant charge.
The Result
With the new coil installed, the system restored to full rated capacity. The home reached the target temperature within 90 minutes on a 104°F afternoon. We also recommended and installed a 4-inch media filter housing to extend coil life — the homeowner's 1-inch filter had been allowing fine particulates to bypass around the filter frame.

Got Questions?
Air Handlers & Fresh Air Units FAQ
Answers from our certified technicians — based on the questions St. George homeowners ask most.
A furnace generates heat by burning gas (or using electric resistance) and distributes it through ductwork. An air handler doesn't generate heat on its own — it circulates air that has been conditioned (heated or cooled) by another component such as a heat pump or air conditioner. In many modern HVAC systems, an air handler works with a heat pump to provide both heating and cooling without gas.
